What “Ready-to-Build” really means
In the Italian utility-scale photovoltaic market, the difference between a project idea and a bankable investment lies in its maturity level. We define “Ready-to-Build” as a project that meets all the following criteria, simultaneously and verifiably:
- ✅ Full authorization granted (Autorizzazione Unica or PAS, depending on the case)
- ✅ Grid connection approved (STMG/STMD accepted, with TICA signed)
- ✅ Land rights secured (surface rights or long-term lease, registered with public deed)
- ✅ Construction-ready engineering (executive design, civil works, electrical layout)
- ✅ Verified data room with full technical, legal and authorization documentation
- ✅ No outstanding litigation on permits, land or rights of way
This approach allows our investor clients to focus entirely on execution — EPC tendering, procurement, PPA structuring, financial close and commissioning — instead of navigating the typical authorization and grid-connection risks of greenfield projects.

Is RTB.SOLAR a project developer, broker or advisor?
RTB.SOLAR is an independent Italian advisor. We do not own or hold solar assets, we do not act as developers of the projects in our advisory pipeline, and we are not registered as real estate brokers. We operate as technical and commercial advisors on behalf of the clients who engage us, under a professional consulting agreement.
How is your advisory fee structured?
Our fees are regulated by the advisory agreement signed with the client. The structure is typically a combination of retainer/scoping fees for the technical and DD phase and success fee at closing, with conditions negotiated case by case based on transaction size, complexity and scope of services.
Do you work under NDA?
Yes, all information on projects and assets is shared exclusively under a bilateral NDA with non-circumvention clauses under the Italian Civil Code (artt. 1175 and 1375 on good faith). We can sign your NDA template or use ours.
What size of investment do you typically work on?
We typically engage on single assets from 5 MWp upwards and multi-asset clusters up to 100+ MWp. For very small tickets (less than 5 MWp) the advisory effort is generally not economically efficient for institutional investors.
How long does a typical transaction take from first contact to closing?
From NDA signing to LOI: typically 60-90 days. From LOI to closing of the SPA: additional 90-180 days, depending on the complexity of due diligence, legal structuring and any conditions precedent. Total: 6-9 months on average for a single asset, 9-12 months for multi-asset clusters.
Do you also cover BESS and hybrid projects?
RTB.SOLAR’s primary focus is utility-scale photovoltaic projects. However, our network covers BESS (Battery Energy Storage Systems) stand-alone and hybrid PV+BESS projects. For specific BESS requests we can refer you to the dedicated platform within our network.
Can we visit projects before signing the LOI?
Yes. After NDA signing and exchange of technical sheets, on-site visits are organized typically within 2-3 weeks. We coordinate with land owners, developers and technical consultants. International investor teams are welcome to visit; we provide local logistical support.
